Rocky River Tract
Located along the Rocky River branch of Lake Russell, just south of Lake Secession, this tract offers a home base for a fantastic range of outdoor activities. The area offers great populations of deer and other wildlife and opportunities to fish or play on the water.
Most of the property, about 91 acres, is covered by a productive stand of planted loblolly pine that has been thinned twice. Pines are now 23 years old. This stand has excellent genetics and is free to grow. The trees have had fertilization and herbicide application for hardwood control. There are small food plots on ridges and pockets of mature oaks and other hardwoods on lower slopes. Topography ranges from gently rolling to fairly steep. The property has more than 50 feet of frontage on Maynard Road and more than 600 feet of frontage on Calhoun Forest Drive, both gravel roads. Topography is gentle along the road frontage allowing easy access to multiple potential building sites. A powerline and fiberoptic cable (WestCarolinaTel) are present along the roads. There are no public waterlines nearby. Soil map for septic drain field potential looks favorable near the road and into a central portion of the tract.
The tract has more than 3,500 feet of common boundary with the Lake Russel Project which is more than 26,000 acres of water surrounded by 26,000 acres of public land. The lake project is managed by the US Army Corps of Engineers. Private exclusive use is not permitted on the shoreline. Landowners who share a common boundary with the lake project may walk on adjacent lakeshore lands and enjoy the water. Photos of the lake were taken from adjacent public land, not the property itself. From the lake, you will not see privately-owned boat docks, launching ramps, buildings, or clearings.
