This ±75 acre parcel offers diversity and highly productive ground! The tract is composed primarily of planted loblolly pine stands (±50 acres). These stands were established in 2019, 2024, & 2025. There is an established internal trail network traversing the property which provides additional access. This tract is located within short driving distance of several WMA’s and boating access to the Sabine River & Toledo Bend. The stand distribution, orientation, and age classes of the tract provide a unique opportunity for a dynamic recreational retreat. The property is in a good market area for woods products and its high-site indexes would make for a good timberland investment. Utilities are located on Sand Lake Road ±0.2 miles from the Tract.
