Sportsman's Paradise

This ±75 acre parcel offers diversity and highly productive ground! The tract is composed primarily of planted loblolly pine stands (±50 acres). These stands were established in 2019, 2024, & 2025. Reforestation included good genetics, incorporating Arborgen Elite & IFCO MCP seedlings. The remaining ±20 acres is a hardwood SMZ that transitions into a beaver Slough in the Southwest corner. This tract is located within short driving distance of several WMA’s and boating access to the Sabine River & Toledo Bend. The stand distribution, orientation, and age classes of the tract provide a unique opportunity for a dynamic recreational retreat. The property is in a good market area for woods products and its high-site indexes would make for a good timberland investment. Utilities are located on Sand Lake Road ±0.2 miles from the Tract. The tract also offers a high ridge in the Southeast portion of the tract that would be ideal for a camp or rural retreat.
