Steuben & T7, Route 1 - 750 acres

Hunting, Timber, Waterfront, Remote

SURVEY EVIDENCE SUGGESTS ACREAGE IS 750. Kingdom lot is comprised of mature timber, privacy, water, internal roads, gravel resources, and public road frontage with power on two roads and wildlife galore. There are black bears, moose, deer, grouse, coyote, geese, and trout, among other species. Approx 750+/- acres in Steuben (Washington County) and Township 7 (T7-Hancock County), aka “Downeast,” can be your private get-away for hunting, camping, fishing, timber management, conservation, development, etc. It’s a recreational paradise! There are approximately 2,000 or more feet of frontage on Whitten Perritt Stream, which flows across Route 1 into Joy Cove at Joy Bay on the Atlantic Ocean. There are over 2 miles of internal roads and trails, improved and unimproved. There are stands of mature timber consisting of spruce, balsam fir, white pine, cedar, and yellow and white birch, along with several other hardwood species. There is evidence of past harvesting activity. There is a public boat launch nearby in Steuben Harbor that allows access to Joy Bay, Gouldsboro Bay, and the Atlantic Ocean. Numerous town and state roads lead to dozens of small coastal towns and peninsulas for endless exploration of the bold coast. Head west for one hour to Acadia National Park or travel east for 1-1/2 hours to the easternmost point in the US, Lubec. Portions of the lot are classified under Maine’s Tree Growth Tax status. Taxes for 2023 were $2,446.
DIRECTIONS
There are three access points. Access off of Route 1 on an unmarked gated road into Tax Map 14 Lot 16 as seen on the town of Steuben tax maps. This access continues over a 50’ deeded Right of Way for power and vehicle access into the remaining acreage. A 20’ deeded Right of Way for power and vehicle access off Smithville Road one mile from Route 1 on the left-hand side. Access via deeded Right of way from Route 1 over the so-called Kingwood Ridge Road to the lots in Township 7.
