This ±79 acre parcel is composed primarily of planted loblolly pine established in 2016 and fertilized in 2023. The dominant soil of the tract is the Bienville loamy fine sand with a site index of 96 feet base age 50 for loblolly pine. The tract is located approximately 4 miles North West of the Town of Merryville, LA, and a short distance of East of the Sabine River, an area that is known annually for producing BIG deer in both East Texas and Western Louisiana. Historic access is via improved woods road off Browning Road. This tract is located within short driving distance of several WMA’s and boat launch access to the Sabine River & Toledo Bend.
