Sylvan Hills

Big Outdoor Playground

Sylvan Hills Tract is a great timber and recreation property with diversity for wildlife habitat.  The land lies along Hwy 9 between Lockhart and Chester in the quiet Wilksburg community of northern Chester County.
About 132 acres are forested with loblolly pine planted in 2023.  These trees have completed their fourth growing season.  They are healthy and growing fast.  About 97 acres of pines were planted in January of 2026.  Much of the pine area is gently rolling ridgetops.  Side slopes are generally steep.
About 130 acres of hardwood are found on steep slopes and in flats near Rodens Creek. Slopes are dominated by oaks, hickory and American beech.  The creek bottom forest is mostly a mix of yellow poplar, sweetgum and maple.  Rodens Creek is a large stream with a sandy, gravely base that runs the property line for about three quarters of a mile.
Deer and turkey are common on the land.  Access across the land is good with internal roads and trails.  Roads are suitable for atv/utv traffic but some sections need to be regraded for larger vehicles.  A powerline right-of-way crosses the tract and occupies about 9 acres.  There are no large open areas apart from the powerline right-of-way.
Soils are mostly sandy loam or sandy clay loam and are productive for timber. Topography is gently rolling to steep. Some ridge tops are broad and gentle, especially on the western half of the land. However, steep hillsides are common on the eastern part of the tract. Much of the land is good for continued timber management and there are many places where wildlife food plots could be established.
The property has good access with more than 2,500 feet of paved road frontage along Pinckney Road (Hwy 9).  Two gates enter the tract from Hwy 9.  One is beside Jim Dave Road.  The other is about 500 feet west of Narrow Bridge Road.  Roads are drivable through the tract to the back property line. A powerline and cable / phone line runs along Highway 9 to serve homes in the area. There are no public waterlines nearby. Areas of gentle slopes lie near Highway 9 and offer potential cabin or home sites.
The town of Chester is less than 15-minutes away and offers restaurants, doctors, churches, and groceries.  There are local favorites like Broad River Mercantile and Nova Donuts Café, and chains like Ace Hardware and Tractor Supply.  The tract is about 6 miles from Lockhart, 10 miles from Chester, 39 miles from Spartanburg, 28 miles from Rock Hill, and 59 miles from Charlotte.  All distances are approximate road miles to the center of town.
The property is timberland with no improvements and does not have an address.  It lies on the north side of Pinckney Road, with its southwest corner across the highway from Catawba Plastics (GPS = “3007 Pinckney Rd, Chester, SC 29706”) and southeast corner where Pinckney Road crosses Rodens Creek.  Between these points there is a mailbox with #2888 belonging to a house and approximately 70 acres that are not part of the tract.  County tax map # 029-00-00-012-000.
