The Manning Farm
The Manning Farm
The Manning Farm is a ±350 acre timberland and recreational property located in Marlboro County, South Carolina with access from Manning Farm Road just off Highway 381 between Clio and Blenheim. The property is situated only a few miles southwest of Clio and is conveniently located approximately 28 minutes from Laurinburg, NC, 40 minutes from Florence, SC, and just over an hour from both Pinehurst and Fayetteville, NC. With Interstate 95 only 19 minutes away, the farm offers excellent accessibility while still maintaining the privacy and rural character buyers look for in a large landholding.
Held by the Manning family for more than 150 years, this property represents a true legacy tract in an area known for great farmland, strong wildlife populations, and large rural ownerships. The surrounding landscape is made up primarily of agricultural fields, and much of this tract was historically farmed as well. Today, the combination of wooded cover, nearby agriculture, and water sources creates excellent habitat diversity for wildlife and recreational use. The property features approximately 120 acres of planted longleaf pine ranging from 9 to 15 years old. These stands offer pine straw income and long-term timber management potential. In addition, the farm includes approximately 45 acres of planted loblolly pine along with ±57 acres of natural mixed pine and hardwood timber that add diversity to both the landscape and habitat structure. Two large beaver ponds attract large numbers of wood ducks during the winter months and have been in place long enough to support fishing opportunities as well. These areas in addition to other areas across the tract appear well suited for future pond construction, offering expanded recreational use and long-term property enhancement.
The tract has an extensive internal road system that provides great access for much of the property and could easily be expanded further if desired. Power is available to a large portion of the tract, creating multiple opportunities for homesites, cabins, or future improvements. Recreationally, the property offers excellent hunting and outdoor potential. The tract supports strong populations of deer, wild turkey, ducks, and fox squirrels, and the mix of timber types, ponds, and surrounding agricultural fields creates ideal conditions for hunting. With income-producing longleaf pine, strong recreational appeal, excellent access, and a long family ownership history, the Manning Farm is a versatile South Carolina land investment with the potential to serve as a timberland property, hunting retreat, recreational or legacy family holding for years to come.
