Fish, swim or just enjoy the 779’+/- on Varnum Steam that flows out of Varnum Pond on its way to Stony Brook and eventually Wilson Stream. The pictures seen on the listing are water flow in April. It is an easy walk to the nearby Varnum Pond which is 370 acres in size and has a maximum depth of 75 feet. Salmon, Brook Trout, and Togue are very common in this cold-water lake. The town of Wilton water district owns the shorefront and public access is allowed. The entire Wilton side of Varnum Pond will not be developed other than the few camps that currently exist. The near and distant westerly views take in several mountains including Old Bluff, Crockett, Dean & Derby all just under 2,000’. Saddleback Mountain (not ski area) at 2,572’ can be seen to the west. Running parallel to Varnum Stream is an easement for Wilton Water Company. This is for the town of Wilton’s water supply line coming out of Varnum Pond. This easement also serves as ITS 82 (Interconnecting Trail System) snowmobile trail. From here you can literally snowmobile the entire state. Town official has indicated that the water line will be under construction some time in 2024. Access to the lot is over North Pond Road Extension which is considered discontinued from town maintenance but still allows for public access. This road is considered seasonal and about 0.8 miles from the Pratt Road which is town maintained. The property is zoned Farm & Forest. The land adjacent to Varnum Stream is in Resource Protection and requires setbacks for most activities. This lot is only 20 minutes to Farmington, home of University of Maine at Farmington and only 10 minutes to the quaint village of Wilton. Both towns are small thriving Maine towns that offer all the amenities needed.
