This future commercial property sits near a bullseye of development concentrated around the Hwy 9 exit on Interstate 77 (exit 65). It is about 2.6 road miles from the Exit 65 ramp and only about 1.3 miles from the Exit 62 ramp on Old Richburg Road (Hwy 56).
The tract has excellent access with about 3,100 feet of frontage on Hwy 56 and about 2,600 feet of frontage on Lizzie Melton Road. Natural gas lines are present and large enough for any demand with a 4-inch line on the highway and an 8-inch line on Lizzie Melton Road. A 12-inch public water line ends less than 1.5 miles from the property along Lizzie Melton Road.
A railroad operated by L&C makes up most of the property’s northern boundary (around 5,000 feet) with about 16 acres lying across the railroad. L&C Railway is a short-line railroad that connects with both Norfolk Southern and CSX. Small electric lines are on site now and larger lines that provide service to the Giti Tire plant are only one mile away along Hwy 56. Fiber internet is available onsite. A small fire station sits about a mile away at the corner of Hwy 56 and Knox Station Road.
Giti Tire manufacturing sits on a large tract of land directly to the east. Giti owns adjacent land directly across Lizzie Melton Road. Giti Tire’s main entrance is about 2 miles away by road. Other manufacturing facilities located within a 4-mile radius, include GAF Roofing, Boise Cascade Plywood, Guardian Glass, Thyssenkrupp Materials, Boral Cultured Stone, Carolina Poly, Roseburg Engineered Wood, Specialty Polymers, and United Natural Foods. Many of these use the L&C railroad which runs through this property. Other businesses within a 2-mile radius include hotels like Holiday Inn Express, Quality Inn, and Super 8, and restaurants like Zaxby’s, McDonalds, Bojangles and Papa Johns.
New industry is moving to the area, including a 2023 announcement by Albemarle Corporation to locate a battery-grade lithium hydroxide facility in Richburg. Plans include an initial investment of at least $1.3 billion. Albemarle estimates the facility will create more than 300 new jobs with an average annual wage of approximately $93,000. The facility is sited on around 800 acres located about 4 miles from this property on the other side of Interstate 77. Site clearing has already begun, and construction is expected later in 2024.
County zoning for this tract is currently R-2 (Rural). Other tracts within a mile of the subject are zoned Limited Industrial, Restricted Industrial, General Commercial, and Single Family Residential. See zoning map attached.
McDaniel Branch, a perennial stream, runs through property with about one third of the land lying on its west side. Broad, useable areas are present on both sides of the stream. Topography is typical for the area with broad, rolling uplands giving way to steeper slopes near the creek. A plat dated 1979 describes the property as 271.6382 acres.
The tract has been in timber production for decades. About 138 acres are covered by pines planted in 2017. Timber was harvested in 2022 from about 86 acres. Pine seedlings were planted on this area in January 2023. Internal access is good via logging roads. There is currently one gated access off Hwy 56 and two off Lizzie Melton Road.
The property is about 10 miles from Chester, 18 miles from Rock Hill, 41 miles from Charlotte, and 54 miles from Columbia. All distances are road miles to center of town.
