Afternoon Retreat-Close to Columbia!

The Gilmore 3 Tract is located minutes from downtown Columbia and could provide an excellent afternoon retreat from work. The tract is a very unique property. Its +/-627 acres includes both uplands as well as bottomland hardwoods providing excellent year-round enjoyment. It extends from Screaming Eagle Road to Spears Creek. The entire Wateree Basin flood plain can be viewed from the higher elevation of the uplands. The bottomlands afford excellent deer, turkey, duck, and hog hunting. Spears Creek also provides excellent fishing. The property has been managed for timber production, but food plots could easily be installed and wildlife management would greatly increase the game population. Several beaver ponds in the bottomlands also offer limited duck hunting, but impoundments could be created for excellent duck hunting.
The uplands consist of planted longleaf and loblolly pines. The longleaf could provide future income from straw raking while a significant portion of the loblolly could provide immediate cash flows.
This property is subject to a Conservation Easement with Congaree Land Trust. It allows recreational use and timber management but no subdivision.
