Six West Timberlands - Salt Creek Tree Farm

AFM Real Estate (AFMRE), on behalf of Hancock Natural Resource Group, is pleased to present The Salt Creek Tree Farm. This tract consists of multiple timberland tracts located in Douglas, Jackson, Josephine, and Klamath Counties, Oregon, totaling ±16,838 gross acres. The property is being offered for sale in its entirety via a single-stage, closed bid sale. Offers will not be considered for individual parcels.


The Salt Creek Tree Farm is an attractive timberland investment opportunity with a favorable mix of premerchantable, submerchantable, and merchantable even- and uneven-aged Douglas-fir and pine stands growing on well-managed sites. The plantation age class distribution, coupled with the volume in uneven-aged stands, positions the property for immediate returns and consistent long-term cash flow.


Approximately 15,220 gross acres are classified as timberland suitable for forest management, with a plantation average age of approximately 10 years. Gross acres categorized by general land use type are as follows:


±10,640 gross acres Forested Even-aged


±4,580 gross acres Forested Uneven-aged


±259 gross acres RMZ


±1,359 gross acres Non-productive/Non-forested


Of the more than 32.5 MMBF of net merchantable volume in uneven-aged stands and even-aged stands 35 and older, approximately 66% is Douglas-fir, with the majority of the remaining volume dominated by whitewoods and pine.


The Salt Creek Tree Farm wood basket includes multiple domestic softwood lumber, veneer, and plywood mills along the I-5 corridor in Southwest Oregon that provide ample outlets for logs. Softwood log buyers from Klamath Falls, Brookings, and northern California are also active in the area, adding to the depth of area markets.
