Consisting of two management units across four counties in southern Alabama, three counties in southern Mississippi, and five parishes in western Louisiana, the Timberlands offers geographic diversity within the same investment opportunity as well as immediate and long-term timber and real estate cash flow potential in two very deep wood baskets.


Pine Basin is being offered for sale via a single-stage, closed bid process. Potential buyers may bid on one or both of the management units. Individual units may not be further divided and offers will not be considered for individual blocks or parcels. Bids are due April 4, 2025.

ROSEPINE MANAGEMENT UNIT
The ±9,124 gross acre Rosepine MU, located in Allen, Beauregard, Natchitoches, Sabine, and Vernon Parishes, Louisiana, is seventy-five percent convertible to pine plantations, with a diverse age class distribution of loblolly and slash pine growing on lower coastal plain soils with an average overall site index of 71 feet (base age 25). The ±4,903 net acres of merchantable pine plantations carry approximately 100 tons per acre and provide opportunities for immediate harvest activity, while the ±1,694 net acres of pre-merchantable pine plantations ensure continuous long-term cash flow.


BASIN FLATS MANAGEMENT UNIT
The ±12,411 gross acre Basin Flats MU, located in Mobile, Coffee, Washington, and Covington Counties, Alabama, and Wayne, Greene, and George Counties, Mississippi, is seventy-four percent convertible to pine plantations, with a diverse age class distribution of loblolly pine growing on upper coastal plain soils with an average overall site index of 79 feet (base age 25). The ±5,080 net acres of merchantable pine plantations carry approximately 72 tons per acre, providing immediate returns from timber harvests, while the ±3,472 net acres of pre-merchantable pine plantations ensure long-term cash flow opportunities.

AFMRE is managing an electronic data room containing information for interested parties to use as they evaluate the properties. All prospective buyers who execute a Confidentiality Agreement (CA) will be granted access to the data room.
