SOLD-Tri-States Timberlands

The Offering:

AFMRE is pleased to present the Tri-States Timberlands offering, totaling 18,181 gross acres in three packages across Alabama, Mississippi, and North Carolina. Tri-States Timberlands spans several wood baskets, creating the opportunity for timber sales into multiple markets, while strong demand for recreational hunting leases and retail tract sales across the southeast create opportunities for supplemental revenue.

The Alabama Package is located in Baldwin, Conecuh, Elmore, Escambia, Monroe, and Wilcox Counties, Alabama, totaling ±9,247 gross acres. Located within the deep southwest Alabama wood basket, this package provides opportunities for immediate harvests and long-term timber cash flow. Alternative revenue streams on the package are available through the strong recreational and retail real estate markets in the region.

The Mississippi Package is located in Attala, Carroll, Clarke, Lauderdale, Leake, Neshoba, Oktibbeha, Scott, and Winston Counties, Mississippi, totaling ±7,584 gross acres. Stretching from south of Meridian on the Alabama line northwest to roughly 10 miles south of Grenada in the north central part of the state, this well-stocked package will bring diverse income streams from timber, recreation, and real estate.

The North Carolina Package is located in Duplin, Greene, Pender, Richmond, Robeson, and Sampson Counties, North Carolina, totaling ±1,350 gross acres. The tracts in this package offer appealing multiple HBU opportunities with excellent near and mid-term timber and hunting lease cash flow.

Tri-States Timberlands is being offered for sale via a single-stage, closed bid process. Potential buyers may bid on any or all of the state-specific packages. Individual packages may not be further divided and offers will not be considered for individual blocks or parcels.
