Project Omega

THE OFFERING

AFM Real Estate is pleased to present Project Omega, a compelling opportunity to acquire well-managed timberland strategically located within the productive growing regions and strong timber markets of Central and South Alabama. Offered in two sale units available individually or together, Project Omega provides investors the flexibility to pursue a preferred portfolio or achieve greater scale through a larger capital deployment across Alabama.

FOREST & LAND RESOURCES

Approximately 72% of Project Omega’s acreage is managed as pine plantation. A well-balanced mix of age classes supports near-term cash flow while providing a foundation for sustained timber production.

Productive soils and a strong management history are reflected in a weighted-average plantation site index of 77 feet, with merchantable planted stands averaging 111 tons of pine per acre. A substantial premerchantable component, averaging six years of age, provides additional harvest flexibility and future income potential. Extensive public road frontage supports efficient forest operations and creates optionality for future retail land sales.

Together, the timber inventory, age-class diversity, recreational lease income, and retail sale potential provide multiple avenues for generating diversified cash flow over the purchaser's investment horizon.

BID SALE PROCESS

Project Omega is offered for sale through a single-stage, sealed-bid process. The data room will open by early September 2026.

DATA ROOM

An electronic data room containing information for interested parties to use to evaluate the property will be available.  All prospective buyers with a mutually executed Confidentiality Agreement (CA) will be granted access to the data room.
