New Zion Tract

The New Zion tract is aproxamatly 142.86 acres located about one mile west of the New Zion community in the northeastern portion of Clarendon County. It is conveniently accessed from both I-95 and hwy 301. Clarendon County has a lot to offer, and this tract is no different. What makes this tract special are the natural longleaf areas, those areas look to have never been cleared for farming or ever planted in loblolly. It is very hard to find this type of ecosystem today and it is one of the most biologically diverse on the planet. This tract has a low amount of trees per acre making it perfect for quail, turkeys, deer, a host of birds and rare plants. The tract also has 37 acres of a 21 year old loblolly/longleaf mix, and 20 acres of 20 year old planted loblolly that could be all thinned to open quail woods. A prescribed burn rotation will have this tract looking beautiful and will make the wildlife habitat even better. The surrounding neighboring properties are predominantly large farm and timber operations, with a few possible future adds. The New Zion area is a very nice community mostly consisting of farm families and people that work in nearby Manning, Kingstree, Sumter and Florence. If you are looking for a wildlife tract in an out of the way place, this is it.
